I didn’t come to strata management from a technology background. I came from the other side — the owner’s side. And that changes everything about how I’ve built this agency.

Why I started Jasmyne Strata AI Agency

For 27 years, I’ve owned strata units in NSW. For 18 of those years, I’ve served on a strata committee — watching buildings be managed, watching owners get frustrated, and watching strata managers work themselves into the ground trying to keep everyone happy.

I’ve been the owner calling at 9pm about a water leak. I’ve been the committee member chasing minutes from last month’s AGM. I’ve watched managers field the same question for the fifteenth time that week — and I’ve seen the toll it takes.

What struck me wasn’t that strata managers were doing a bad job. Overwhelmingly, they were doing a remarkable job under impossible conditions. The problem was structural: buildings need 24-hour attention, but teams can only work so many hours. Something has to give — and too often, it’s the manager’s evenings, weekends, and mental health.

What changed

When AI voice and text technology reached the point where it could genuinely handle a conversation about levy balances or emergency procedures — accurately, calmly, and instantly — I saw the opportunity clearly. Not to replace strata managers. They’re irreplaceable. But to take the relentless routine communication load off their shoulders so they can focus on what only a human can do.

I founded Jasmyne Strata AI Agency specifically to build that solution for NSW strata management businesses — custom-built, not off-the-shelf, and trained on the specific legislation, language and questions that define this industry.

What makes this different

There are generic AI tools that can handle phone calls and web chats. Three things I believe about AI in strata management

AI should support managers, not replace them

The goal is never to automate away the human relationship that strata management is built on. It’s to remove the routine noise so managers can be fully present for the conversations that matter.

Generic tools don’t work in a specialist industry

Strata is governed by specific legislation, specific terminology and specific owner expectations. An AI that doesn’t know what a Section 184 certificate is, or what the SSMA says about meeting notice periods, will fail your owners quickly.

Transparency is non-negotiable

You should be able to see every conversation your AI has on your behalf. Every interaction is logged and transcribed. Nothing happens in a black box — your business’s reputation depends on it, and so does mine.
